1. Site costs

A provisional sum (PS) is an allowance for an item of work that a contractor can’t price in a fixed price contract. Another hidden cost of building a house that you might not predict is upgrades. It’s easy to say that you don’t need certain inclusions when you’re thinking about building. However, when it comes down to the reality of it you may decide you don’t want to compromise on certain things and decide to upgrade certain inclusions.
