Base Price “From”

Base prices are for builder comparative purposes only and not to be used as a build price guide. Our “From” House Price applies to the standard specification for all our house designs, including the standard floor plan and standard inclusion building materials. Prices do not include 7 Star Energy requirements, site costs (e.g., excavation, rock removal, fill, slab upgrades, piering, dropped edge beams, concrete pumps, utility connections, hydraulic designs, difficult access fees), or council/statutory and developer requirements. All site costs are subject to soil test, survey, and contour plan. Additional delivery, labour, and zone allowances may apply. Decorative items such as brick upgrades, finishes, appliances, furnishings, and landscaping are not included.

Inclusions Packages Price Guide

Inclusions packages are combined with the base price and apply to standard specifications. Site costs are estimated for a land lot up to 600m2 with up to 800mm fall and include excavation, soil removal, and a “H1” class slab with 50Lm piering allowance. Excludes rock removal, dropped edge beams, and other council/statutory requirements. Geographic restrictions and additional charges may apply.

7 Star Energy Compliance

BASIX/NaTHERs 7-star inclusions depend on assessments based on house type, orientation, roof colour, and gas availability. Additional compliance requirements may incur extra costs unless the “Starluxe” upgrade is selected. Structural or window changes may be necessary.

Fixed Price Quotations

Fixed price tenders are valid for 6 months and may be extended up to another 6 months for an additional fee. Start dates depend on land registration, contract signing, financing, and approvals.

Peace of Mind Site Costs Package

This package includes allowances for slope and excavation but excludes rock removal and tree clearing. Additional costs may apply for items outside the package scope.

General

All visuals are illustrative. Customers must confirm working drawings and dimensions. Floor plans may vary by façade. Standard facades include face brick, standard windows, and roofing. Optional upgrades shown in displays are not included. Sundancer Homes may revise plans, specs, and prices without notice. All designs are subject to developer and council approval.

Starluxe Upgrade Promotions

Promotional images may show upgrades or items not supplied by Sundancer Homes. Only listed items are included. No credits for deleted items. Speak to a Sales Consultant for full details.

Facades

Images are illustrative. Clients must confirm working drawings. Facade appearance and floor plans vary by house type. All drawings are property of Sundancer Homes and may not be reproduced without permission.

House and Land Packages Terms and Conditions

Packages are based on preliminary siting and land data. Variations in land or service locations may require plan changes. Speak to a consultant for full details. Images are illustrative.

Commencement Fee

A non-refundable $500 Commencement Fee is required to initiate tender preparation. This is not a deposit. If the tender is acceptable this commencement fee will contribute to the house price and be deducted off the concrete slab invoice progress payment.

Timeframe for Building Works

Construction must be completed within 32 weeks for single storey homes and 36 weeks for double storey homes commencing from Piering, excluding delays from weather, supply issues, client responsiveness, or finance.

Fixed Price Quotation

The quoted price is subject to change if variations are approved post-agreement. All changes must be documented.

Sundancer Inclusions

Inclusion comparisons must be like-for-like with other Established Builders (EBs) operating display homes in villages like HomeWorld.

Timeframe for On-Site Construction Start

Construction is expected to start within 10–12 weeks from agreement signing to slab pour, excluding delays from client, finance, or council.

Price Comparison

Price comparisons must include all site and provisional costs and be made against like-for-like builds from other EBs.

Lifetime Structural Guarantee

This guarantee applies only to the original customer and is non-transferable. It covers structural integrity only and excludes cosmetic damage, natural disasters, or modifications. Claims must be submitted in writing with documentation. Sundancer Homes reserves the right to inspect and determine eligibility. No coverage for relocation or personal costs.
